Tax Credit Expires, but Lexington Homes Continues Incentives

While the government’s $8,000 first-time homebuyer tax credit expired at the end of April, Lexington Homes is offering some new incentives at three of its townhome communities—Lexington Square in Bridgeport, Lexington Park in Des Plaines and Willow Place in Wheeling. For a limited time, Lexington Homes is including between $8,000 and $25,000 in free upgrades and options on select immediate delivery homes.

“We wanted to extend the benefits of the government’s home buyer tax credit in our own way with our new T.A.X. credits incentives, which stands for totally awesome extras,” said Jeff Benach, co-principal of Lexington Homes. “While the government tax credit was a great incentive, it was geared toward only a segment of homebuyers, first-time buyers or those who had owned their home for five years. Our T.A.X. credits program provides free upgrades for any homebuyer, so we’re able to help a wider range of buyers.” 

According to Benach, Lexington Homes stepped up construction at all three of its communities to meet demand for the Federal Housing Tax Credit. Each community currently has between four and six homes ready for immediate delivery.

“We were able to help a lot of buyers purchase a new home and take advantage of the tax credit,” he said. “But now, we still have a number of completed or soon-to-be completed homes and, for a limited time, we’ve tacked on a high level of upgrades and options at no extra charge. In some cases, prices are even below the original base prices even with all the options. It’s truly a remarkable opportunity.”

Benach says Lexington Homes is including finishes such as granite countertops, hardwood floors, stainless steel appliances and fireplaces. “In many of the homes, these extras even surpass the tax credit in value, as many homes include up to $25,000 in upgrades and structural alterations,” Benach added.

Lexington Park, a new community of 120 townhomes, is located within walking distance of downtown Des Plaines and the Des Plaines Metra Station at Western and Harding Avenues.

The community offers three floor plans ranging from 1,605 to 1,913 square feet. Base-priced from $249,990 to $272,990, the three-story homes come standard with two to three bedrooms, 2½ baths and attached two-car garages. Options allow for additional bedrooms and powder rooms.

Lexington Park offers a number of homes featuring the T.A.X. credit. One home, the Bristol, measures 1,605 square feet and is priced at $247,990. It includes two bedrooms and 2½ baths. This home, which also features dual master suites, has an upper level laundry closet. It has been upgraded with birch cabinetry, granite countertops in the kitchen and master bath, ceramic tile in the kitchen and baths, and oak rails with iron balusters.

Another home for immediate delivery at Lexington Park is the Warrington. The 1,758-square-foot home includes two bedrooms, 2½ baths and is priced at $262,500. It features signature touches like arched entryways, a kitchen pass-thru with breakfast bar, and a den located off the kitchen. The upper level of the home features dual master suites. The home has been upgraded with birch cabinetry, stainless steel appliances, granite countertops, hardwood floors in the kitchen, ceramic tile in all baths and entries, and oak rails with iron balusters.

Willow Place, a new community of 58 townhomes, is located on the south side of Wheeling at Foster and Old Willow roads, Willow Place offers two floor plans ranging from 1,858 to 2,157 square feet. Base-priced from $266,990 to $289,990, the three-story homes come standard with three bedrooms, 2½ baths and attached two-car garages. Options allow for additional bedrooms and bathrooms.

A number of homes with the T.A.X. credit are available, including two homes featuring the Chestnut floor plan. The first is priced at $263,500. The 1,858-square-foot home has three bedrooms and 2½ baths. The main level includes an open living room and dining room, a powder room, laundry room and an oversized balcony off of the eat-in kitchen. This home has been upgraded with hardwood floors, granite countertops, and stainless steel appliances.

The second Chestnut available for immediate delivery is priced at $289,500. This home also includes three bedrooms and 2½ baths. Included upgrades are maple hardwood floors throughout the main level and upgraded maple cabinetry, and the kitchen is fitted with stainless steel appliances and granite countertops. The home includes a washer/dryer, oak rails, ceramic tile in baths and entries, and upgraded carpet and padding.

Lexington Square is a new community of 39 single-family rowhomes located at 3704 S. Sangamon St., eight blocks west of U.S. Cellular Field.

The community offers two floor plans ranging from 2,216 to 2,507 square feet. Base-priced from the mid to upper $300,000s, the three-story homes come standard with three bedrooms, 2½ baths, rooftop decks (most with complete views of the Chicago skyline) and attached two-car garages. Additional bedrooms and baths are available.

Lexington Square is offering a selection of homes with the T.A.X. credits, including two homes featuring the Grant floor plan.

This first Grant home measures 2,216 square feet and has three bedrooms and 2½ baths. It is priced at $357,888. This home has a finished lower level; expansive living/dining room and a kitchen with breakfast area on the main living level; and a master suite with large walk-in closet on the upper level. Included upgrades are maple cabinets and stainless steel appliances and granite countertops in the kitchen and baths.

The second Grant home for quick delivery is priced at $365,343. It also has three bedrooms and 2½ baths. It has been upgraded with maple cabinets, oak rails with iron spindles, oak hardwood flooring, cherry cabinetry and ceramic tile in baths, and upgraded faucets throughout the home.
