Role Description
Under the direction of the Vice President of Operations, the Construction Manager
oversees the day-to-day operation of the job site. This contract Construction Project Manager role is based in Chicago, IL, and the surrounding suburbs. As a construction project manager, you will be responsible for project coordination, construction project manager, and on-site project management tasks.
Duties and Responsibilities
Supervise all on-site construction.
Develop construction schedules and daily monitor to ensure that they are adhered
to by all subcontractors and vendors to meet scheduled delivery dates.
Inspect all work during construction to ensure compliance with plans,
specifications and building codes.
Resolve day-to-day construction issues.
Approve purchase orders and invoices for payment.
Communicate with sales staff on a regular basis.
Set up the onsite job site operations center and onsite sales offices.
Set up and finish the onsite models.
Review plans and communicate with the architect.
Assist with the review process between the village and the architect to obtain the
approved plans.
Process files and obtain building permit applications and prepare check
requisitions as required for permit fees and certificates of occupancy.
Establish a good working relationship with the city building officials' personnel.

Set up a pre-con meeting with the village inspectors.
Process and distribute freeze releases as approved by the V. P of Operations.
Schedule and conduct an onsite pre-construction meeting with all relevant
subcontractors prior to commencing work.
Conduct safety meetings with subcontractors, foremen, and or superintendents.
Conduct all orientation meetings and walk-throughs with the home buyer.
Responsible for completion of all walk-thru items from pre-close to end of one
year warranty.
Update plans as necessary with the architect.
Verify and install options per freeze paperwork.
Daily monitor all construction to ensure quality is of the highest standard.
Schedule and supervise all inspections.
Conduct exterior and landscaping walks with the HOA and landscaper.
Develop punch lists not limited to rough and final.
Responsible for job site safety

- Knowledge of building codes and regulations
